Can I Refinance My Home Loan in Singapore If I’m Suddenly Unemployed?

The Truth About Being Jobless and Refinancing

When you refinance, the bank treats it like a new loan. No income = red flag. Some people get rejected immediately because they only show an empty payslip. That’s reality. But there are cases where banks still say yes.

What Really Matters to Banks

Forget the theory. This is what they actually look at:

  • Cash Savings: If you can prove you’ve got 12–18 months of repayments sitting in your account, banks may listen. If not, they won’t.

  • CPF Balances: A strong CPF OA helps, but it’s not enough on its own.

  • Co-Borrower / Guarantor: This is the fastest way to strengthen your case. If you don’t have one, prepare for stricter checks.

  • Assets: Investments and other properties matter. No assets = weaker case.

  • Repayment History: If your loan is in your name and you’ve never missed a payment, some banks will bend their rules.


Example: Say you are between jobs but have $480,000 in savings. If you pledge it to the bank, the sum is spread over 48 months and counted as income: $480,000 ÷ 48 = $10,000 a month for four years. The funds stay locked with that bank for the four years if you reprice with them; if you refinance to another bank after your lock-in, you can take the pledged money out.

How to Improve Your Chances

  • Work With a Broker: Different banks, different rules. Don’t waste time guessing. A broker knows who to approach.

  • Be Transparent: Lying about your employment will only kill your chances.

  • Show Everything: Cash, CPF, repayment history, freelance income — the more proof, the better.

The Hard Truth

Unemployment doesn’t automatically disqualify you, but you need leverage — savings, assets, or a co-borrower. If you don’t have these, your refinancing chances are slim.

The earlier you act, the more doors are open. Wait too long, and the bank decides for you — usually not in your favour.
